Building features
Heating and ventilation
The building is connected to the district heating system. Room-specific adjustable water floor heating ensures a comfortable and energy-efficient indoor climate. The heating manifold cabinets are mainly installed in the hallway closet or utility room.
High-quality and economical air exchange and indoor air are ensured by a forced ventilation system with heat recovery, which is individually controlled in each apartment.
Apartment-specific exhaust ducts have been installed for kitchen hoods.
Energy class
The energy efficiency rating of the Koduallee apartment building, based on the energy calculation, corresponds to class A.
Cooling readiness
If desired, it is also possible to install a high-quality cooling system in the apartments. The cooling system is installed in the master bedroom and living room for an additional fee.
Water and electricity supply
Water supply and sanitation
The buildings are connected to a central water and sewage network. Hot water is produced in the building’s heating unit. Water meter readings are taken via remote reading, the readings are automatically read and sent to the administrator’s database.
Electrical and low-voltage systems
The building has remotely readable electricity meters, which are located in the building’s electrical panel. The apartment’s electrical and low-voltage panel is located in the hallway closet wall or in the utility room. The apartment has been equipped with switches, sockets and recessed lighting in suspended ceilings in locations selected by the interior architect. The balconies and terraces of the apartments are equipped with lighting and sockets suitable for outdoor conditions. Technical readiness for concluding telephone, internet and TV service contracts with various providers is ensured.
Electric car charging
The parking spaces in the building’s basement parking lot are equipped with a readiness for the installation of an electric car charging point. Technically, creating the readiness means building out the cable routes necessary for installing a smart central unit (DLM) and chargers. The central unit is equipped with a dynamic load meter that measures the consumption of the entire building and directs the free unused power to the chargers. Upon request, an electric car charger will be installed in the apartment buyer’s parking space.
Smart home solutions
A control and management system will be installed in the building, which will combine the control of the apartment’s technical systems and monitoring of parameters into a single device. A telephone will also be integrated into the same system.

The ceiling heights of the apartments are higher than usual, nearly 2.85 meters. The bathrooms and hallways have plasterboard suspended ceilings with a minimum height of 2.3 meters.
