Booking

It all starts with choosing the apartment you like. Once this is done, contact our sales representative and inform them of your interest in booking the apartment. Verbal booking is free of charge and valid for up to 7 days (not reflected on the website). To make a written reservation, a simple reservation agreement is concluded for a fee of 5,000 euros, which is valid until the next stage – a notarial contract of obligations.

Contract of Obligation (COO)

Before the start of construction or during the construction phase of the building, a notarial contract of obligation is concluded with the Buyer, whereby 10% of the apartment price is paid. If a reservation contract has been concluded in advance, the reservation fee is included in the down payment. The more detailed terms of sale and the timetable are agreed upon in the contract of obligation.

Property law agreement (PLA)

When the apartment and building are ready, a notarial real estate contract is concluded, which entails the transfer of ownership of the object of the contract, possession of the apartment with the keys is transferred. With the AÕL, the client must pay the remaining 90% of the purchase price of the apartment. When bank financing is included, a bank representative also participates in this contract and pays out the amount according to the loan agreement.

The apartment price includes:
  • Completion of the building and apartment according to the project and interior finishing table;
  • Standard finishing materials according to customer choice;
  • Bathroom sanitary ware;
  • Construction warranty 2 years;
  • Fee for the construction of utility networks (electricity, water and sewage lines) and connection to them.
  • VAT;
The apartment price does not include:
    • Personal parking space in the underground parking lot for €18,500 (optional);
    • Personal storage space on the 1st floor of the building for €6,500 (optional);
    • Kitchen furniture (optional at an additional cost);
    • Premium options for interior trim packages
    • Notary fees and state fees related to the conclusion of a sales contract;
    • Subscription fee for connecting to telephone communications, data communications, cable television networks and security alarms;

Financing

If you are taking out a loan to buy a home, we recommend that you start mapping out your loan options before or at the latest at the time of booking. The loan agreement can be concluded in advance, during construction or a few months before the building is completed. However, the loan repayment will only begin after the loan amount is disbursed, which will take place after the apartment is completed by concluding a property rights agreement.

If you are financing the purchase of a new home by selling your old home, it is worth involving professionals in your field in the process. If necessary, we will refer you to our partners, where a real estate agent can help assess the value of your property, the expected sales period, and when to start selling so that the old home is sold by the time the new home is completed.
